Magazine tells you about EIKON APARTMENTS, which appeared on the Georgian market in 2024 and immediately managed to attract the attention of the public with its unique location and health-improving properties. The complex is located in Abastumani. Here you will find everything you need to feel like you are in a completely different world. We spoke to the founder, Rusudan Gogoladze, in more detail about these and other interesting issues.
First of all, let's introduce you to "Eikon Apartments". How long has it been on the market?
The construction of EIKON APARTMENTS began in July 2022 by the construction company EIKON DEVELOPMENT, which was founded in 2014 in Samtskhe-Javakheti by me and my wife, Gela Petashvili. The first project of EIKON DEVELOPMENT was successfully implemented in the city of Akhaltsikhe. This is a multifunctional, modernly equipped residential complex, which includes 128 apartments of various sizes, commercial spaces and offices.
We decided to work on the Abastumani project since 2022 because we wanted to contribute to the development of a resort with a unique purpose. I have fond memories of Abastumani since childhood, when I would spend the summers there with my friends and relatives. Later, I met my wife here, and since then I have been visiting this extraordinary resort with my children. The people here are very warm and loving, they always greet vacationers with respect and courtesy.
Why Abastumani? What positive and useful features does it have?
I would compare Abastumani to a fabulous, peaceful and mysterious place, where once you come, it always attracts and beckons you. You will always want to visit again and try new opportunities and challenges. Famous people often visited Abastumani. For example, Lado Asatiani often mentions Abastumani in his letters. In Lado’s letter to Nikoloz Agiashvili, we read: “How good the hot water of Abastumani is – Goliath… It turns out that Alexander the Great was healed here… So they say.” And Akaki writes to Gatserelia: “Oh, what moonlit nights there are in Abastumani, Akaki, if you only knew!” Zakaria Paliashvili wrote the famous opera “Daisy” in Abastumani over three summers. It turns out that Petre Melikishvili also vacationed here during this period.
The beneficial thermal waters of Abastumani were known centuries ago. As the prominent Georgian geographer, historian and cartographer of the 17th century, Vakhushti Batonishvili, wrote, in the 14th century, the city of Odzrkhe existed on the site of Abastumani, which was famous for its healing waters. The resort of Abastumani has been known since the end of the 19th century, both for its air with healing properties and for its healing thermal waters. During this period, the air of Abastumani was studied and prescribed for people suffering from lung and bronchial asthma. The son of the emperor, Giorgi Romanov, lived here for about 10 years with this problem. During this period, palaces and historical buildings were built in Abastumani under the leadership of architect Otto Simenson. Also, on the initiative of Giorgi Romanov, the Alexander Nevsky Cathedral, which was called the New Zarzma, was built. The temple was painted by the famous artist Mikhail Nestorov.
When was the construction of EIKON APARTMENTS in Abastumani completed?
The construction and full equipment of EIKON APARTMENTS in Abastumani was completed in early August 2024. The construction was carried out with the highest standards, safe, licensed materials. YTONG blocks were used for construction, which are energy-efficient.

There are 37 residential apartments on 5 floors of EIKON APARTMENTS. Each apartment has a balcony with a forest view. The apartments are sold with a completed renovation and fully equipped with furniture. The building has fire safety, an elevator, and security systems. EIKON APARTMENTS has the ability to accept reservations throughout the year, the apartments are placed on various international platforms, such as BOOKING, AIRBNB, TRIPADVISOR. The building is served by up to 30 employees with high standards.
Why EIKON APARTMENTS?
I developed the brand name – EIKON and used the Meskhetian od ceiling as a logo, which is a swallow’s nest-shaped roof. In the old days, light came from the ceiling in the od. The name and logo are united by sunlight, warmth, light, because EIKON is a unit of measurement of sunlight coming from this very ceiling.
We also introduced the cuisine.
The restaurant “Ifani” located at EIKON APARTMENTS is famous for its Georgian-European dishes and drinks. “Ifani” is a valuable tree species common in the Abastumani area, which mythologically is a symbol of strength, peace, connection, and relationship, which is characteristic of this restaurant. We have decided to symbolically plant this tree, Ifani, on the territory of the restaurant, which will make it more cozy and spectacular. The peaceful environment of “Ifani” is an outstanding place for gathering close people, organizing parties and meetings, and forming new relationships. Guests have a desire to visit the “Ifani” space again. The restaurant’s signature dish was developed by the “Ifani” brand chef. This is meat stuffed with vegetables, pumpkin, cream and wine sauce. This dish is very popular with guests. It is also worth mentioning the restaurant’s signature cocktail, created by our bartenders. The cocktail “Ifani” is a blend of exotic drinks and the flavors of Abastumani coniferous plants.
The restaurant “Ifani” takes us on a journey to the parties held here in Abastumani in the 19th century. Old photographs show how public figures and famous people gathered and socialized in Abastumani. We developed the restaurant’s interior in a modern style together with a designer, introducing old elements such as weathered furniture and wall color. We transferred a fragment of the party onto a wall panel that a Georgian graphic artist prepared for us. This is a party with surrealistic party elements, which makes the space even more charming and attractive. The panel also features the ornaments of the balconies that are featured on the historical houses of Abastumani.
What other types of spaces does EIKON APARTMENTS offer to its guests?
The restaurant has a conference space, where it is possible to plan various meetings and activities. There is also an entertainment space for billiards lovers. The restaurant has a summer, glassed-in terrace. Guests have the opportunity to taste the restaurant's delicious dishes and drinks in the fresh air.

20/02/2025The mountain-balneological resort of Abastumani is located at an altitude of 1300 meters above sea level. The sky in Abastumani is the most special all year round. The resort is located in the southern part of the Meskheti Range, in the beautiful valley of the Otskhe River and is hidden in an evergreen coniferous forest. The landscape and architecture of this place are particularly distinctive, as is the air, to which phthisiologists even attribute miraculous healing properties.
